Job Description

Resource Energy Systems (RES) provides highly customized energy management solutions to many of the world’s largest commercial real estate companies. At RES we develop and implement energy strategies that reduce expenses, minimize risk and generate profitable revenue streams. These strategies include energy procurement, redistribution calculations, conducting sustainability analysis/reporting and other key energy related services.

The Mechanical Engineer supports RES clients with primary responsibility for tenant utility load study calculations and energy expense modelling. This position is responsible for determining space level usage in support of the utility billing and energy management that we provide, while maximizing returns and complying with legislative and regulatory rules governing utility services.


  • Prepare energy usage and expense modelling for client retail and office properties based on engineering plans, utility rates, and other relevant information.
  • Perform standard load calculations utilizing client/tenant space plans (mechanical, electrical, and plumbing) to determine property and/or tenant space level electric usage and HVAC cooling factors.
  • Perform engineering analyses for commercial properties, specifically in relation to lighting, water usage, gas usage, and central HVAC systems.
  • Provide the client with estimated tenant charges per square footage based on specific HVAC systems.
  • Assist the client in determining the simple payback period and provide recommendations for retrofitting electrical or mechanical systems.
  • Perform energy audits for properties or tenant specific units.
  • Assist with technically complex utility billing calculations that require knowledge of engineering concepts.
  • Perform occasional site visits to review and document utility infrastructure to support the billing process.
  • Maintain key relationships with clients, colleagues, tenants, and vendors.
  • Respond timely to tenant/client inquiries.
  • Display a high level of professionalism when communicating with both internal and external contacts.
  • Perform project management duties around tenant load study calculations, ensuring completion is accurate and timely. Seek input from utility analysts, maintain an organized approach to completing work, and provide frequent status updates to management.
  • Acquire a working knowledge of utility billing files, and occasionally assist in the completion of monthly client deliverables.
  • Work collaboratively with RES utility analysts and managers to complete ad hoc projects for clients.
  • Participate in energy process improvement projects, actively communicating progress to the RES Management Team as well as the client.
  • Conduct ad hoc reporting in response to client specific requests, including sustainability analysis and energy trend analysis.
  • Participate in special projects which may include tenant metering, utility system analysis, and shopping center allocation analysis.
  • Qualifications:

  • BA/BS in Mechanical or Energy Engineering.
  • 1– 3 years previous related work experience or prior internship with knowledge of energy calculations, sustainability concepts or commercial real estate experience preferred.
  • Proficient in using MS Excel to combine and analyze data from various sources, and generate reports and graphics. Must be able to combine large volumes of data for consolidated reporting.
  • Strong customer service orientation with the ability to interface with all levels within our clients’ organizations. Strong communication skills are preferred, both oral and written.
  • Strong attention to detail with excellent time management, project management and follow through skills.
  • Familiarity with electric and water utility rates, including rate structures, rate components, and rate methodology is preferred.
