Self Storage Property Manager

Job Description

We are looking for an outgoing and organized individual for a full-time Self Storage Property Manager position at our newly acquired facility near Grove City. Applicant must be high energy, self-motivated, comfortable with sales and collections, and computer savvy. Store hours are M-F 9am-6pm and Sat 9am-1pm. The Property Manager is expected to work 5 days each week. Occasional overtime may be incurred, weekend hours will be required.

Responsibilities include but are not limited to:

  • General management of office, including but not limited to opening and closing the office on time each day, renting units, and administrative tasks.
  • Greeting customers professionally, assessing their storage needs and offering solutions.
  • Sales of self-storage units and related merchandise (boxes, locks, etc.).
  • Assist the customers in renting units, understanding their lease agreement, fees and insurance. Keeping the facility rented at optimum levels by effectively utilizing advertising, promotional, and customer relation skills.
  • Manage customer delinquency through collections calls.
  • Manage and solve customer service issues.
  • Moving Truck Rentals.
  • Light maintenance work such as cleaning floors and doors, lubing roll-up doors, cleaning out abandoned items from storage units, sweeping empty units to ready them for occupancy.
  • Clean office and restrooms daily.
  • General understanding of computer systems; ability and desire to learn new programs and systems required. Excel, Word and Outlook competence required.
  • Perform daily functions of running the self-storage facility in accordance with company standards.
  • Understand the features and benefits of the facility and how to utilize to obtain new customers.
  • Complete daily walk through including lock checks and cleaning units as needed.
  • Make bank deposits as needed and ensure accuracy of deposit information.
  • Professional Image.
  • Meet or exceed net rental goal each month.
  • Follow up on all walk-in, internet, e-mail or call center leads, maintaining a 60% conversion ratio from lead to rental.
  • Achieve and maintain occupancy and revenue goals each month; maximizing revenue by limiting concessions, discounts and waived late fees
  • Perform in-store and off-site grassroots marketing, including creating and keeping current a marketing log to track marketing activity.
  • Oversee contractors and third-party vendor s work at the facility.
  • Travel to bank and post office (must have own vehicle, valid driver s license, and insurance).
  • Must be able to sit, stand or walk for long periods of time. Must be willing to perform light cleaning duties and maintenance.

We offer competitive wages, monthly bonuses, and an hourly wage of up to $15 per hour based on experience.

A valid driver’s license is required.
